{"id":818,"date":"2013-02-11T15:35:39","date_gmt":"2013-02-11T19:35:39","guid":{"rendered":"http:\/\/www.marklydecker.com\/?p=818"},"modified":"2013-02-11T15:36:30","modified_gmt":"2013-02-11T19:36:30","slug":"hot-atlanta-housing-market","status":"publish","type":"post","link":"https:\/\/www.marklydecker.com\/?p=818","title":{"rendered":"Hot Atlanta Housing Market"},"content":{"rendered":"<p>Last Thursday night I placed my house for sale on MLS and FMLS.\u00a0 Within\u00a0hours realtors were scheduling viewings of our home.\u00a0 Today, four days later,\u00a0I am sitting in a Dunkin Donuts shop waiting for showing #13 to\u00a0end.<\/p>\n<p>People may have other opinions but I think the housing market, at least in our area, is heating up.\u00a0 Here is why:<\/p>\n<p>1.\u00a0\u00a0There are<strong> very few\u00a0high demand houses<\/strong> on the market.\u00a0 Those houses are the ones that have 3+ bedrooms, a good neighborhood,\u00a0and are fairly new with brick siding.\u00a0 The brick siding really matters!<\/p>\n<p>2.\u00a0\u00a0<strong>People are moving here<\/strong> or have moved here.\u00a0 This is a great place to live &#8211; newer community, lots of\u00a0business HQ&#8217;s,\u00a0safe, and open.<\/p>\n<p>3.\u00a0 <strong>The price is going up<\/strong>.\u00a0\u00a0Demand drives prices and\u00a0North Atlanta\u00a0is not building enough houses to keep up with the move ins and they cannot build them for the selling price of a 10 year old home.\u00a0 Builders are priced out and land is\u00a0very limited for now developments.<\/p>\n<p>Keep watching.\u00a0 I am about to sell my house for a good price!\u00a0\u00a0 When I win, I am\u00a0going to shout, <strong>I am going to Yankee Stadium<\/strong>!<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Last Thursday night I placed my house for sale on MLS and FMLS.\u00a0 Within\u00a0hours realtors were scheduling viewings of our home.\u00a0 Today, four days later,\u00a0I am sitting in a Dunkin Donuts shop waiting for showing #13 to\u00a0end.
